Ryan Soames Engineering Wins 2023 Empire Building Challenge Award in Collaboration with Lefrak Team and NYSERDA
New York, [September 14, 2023] – Ryan Soames Engineering celebrates its latest accolade as part of the dynamic collaboration with the Lefrak team. The firm is honored to announce that their joint project has been awarded the prestigious 2023 Empire Building Challenge by the NYC Governor’s Office, in partnership with NYSERDA. Congratulations are in order for all other ownership teams recognized in this challenge as well!

Chosen for its innovative approach to modern engineering solutions, Ryan Soames Engineering was entrusted with providing MEP/FP engineering services and commissioning for the progressive replacement of the existing Central MEP Plant at 59-17 Junction Blvd. Their strategy ensured a phased transition that would not disrupt the building’s full occupancy, making certain that it remained in compliance with Local Law 97. Moreover, the plan surpassed these requirements, laying a path toward the building’s complete decarbonization—both timely and within budget.

This exemplary design strategy emphasizes innovative energy-efficient engineering. It presents a phased build-out for achieving decarbonization and offers a model for other entities to emulate, especially within the NYC region, in line with the Empire Building Challenge’s criteria.

Under the close supervision and collaboration with the Lefrak team, this upgrade encompassed the systematic removal of the existing steam boiler plant and steam-powered chillers. Their replacements include state-of-the-art Hot Water Condensing Boilers, Modular Electric Chillers, a new digital Building Management System (BMS) for enhanced monitoring and control, a revamped electrical infrastructure, and a Cooling Tower plant. These significant changes not only bolster the building’s commitment to Local Law 97 but also elevate its dedication to energy efficiency and decarbonization.

During the project, temporary steam boilers and electric chillers ensured uninterrupted power to the building. RSE’s ingenious system used the building’s existing gas and electrical services to power the interim equipment, minimizing the reliance on generator power and ensuring continuity in building operations and occupancy. Moreover, a state-of-the-art 2MW emergency generator and distribution system have been integrated to uphold the building’s emergency and standby services, offering added power provisions for its tenants.
